In accordance with our by-laws, this newsletter is the official notification of our annual meeting and picnic to be held on Saturday, June 23, 2007.The meeting will be held in the Scriven’s big red barn located at 4723 Burnt Mill Road. The meeting will begin at 11:00 AM sharp. It is recommended that you arrive in sufficient time to sign the register. Registration starts at 10:30.
The following should be noted:
Only members in good standing with the POA will be allowed to vote. All dues must be paid up to date. Delinquent payments will be accepted at the meeting via cash or cashier’s check.
The meeting will follow a strict agenda. Only the subjects that are listed will be discussed. If you have an item or question you feel should be included, it must be sent to the board in writing by June 1st. It will be reviewed by the board and either answered individually or added to the agenda.
All proxies must be registered with the secretary prior to the start of the meeting.
Proxy votes should be considered very carefully. If you would like the board to represent your vote, please sign the appropriate statement. If you would prefer someone else to represent your proxy, please sign that statement and furnish his or her name and address. Whether you plan to attend or not, please return the form with your correct address and phone number so that we can maintain our mailing list. Mail all responses to Eagle Ranch Property Owners Association in the self-addressed envelope provided for your convenience.
PICNIC: The picnic will be held from 1PM to 4PM. Please bring a side dish, salad or dessert of your choice. The P.O.A will supply bottled water, hamburgers and hot dogs, buns and condiments. Please bring your own beverage. Tables and chairs are being rented and a porta-potty will be available.
Please use the enclosed form for proposed budget approval, RSVP and/or proxies. Be sure to indicate the number attending so that we can plan accordingly.

The ERPOA Board increased the annual assessment to $200.00 per parcel,
effective January 1, 2007. This is the maximum currently authorized by our Covenants
(Section 8.5) without approval by the association members.
Weather Tidbit – by Ken Simpson
By my calculation, as of May 1st the ranch had 6.72 inches of precipitation year to date, compared to 3.34 inches for the same period of 2006. Snowfall, season to-date is 53 inches, compared to 18 inches season to-date in 2006. Our 2007 contract for snow removal is with T-LYNX Construction, LLC (Mike and Theresa Ager).
Reminder: Snow removal will occur when we have over 8 inches of snow (less depending upon the moisture content). Please feel free to call any Board Member to report snow depth and moisture conditions at your property, as conditions vary across the ranch.
President’s Message – by Ken Simpson:
The Spring 2006 newsletter went into some detail concerning projected extraordinary road expense. It appears timely now to revisit and/or update the critical items, which follow:
1.The depth (1” to 2”) of road base on Madison, Abbey, Jessie and a portion of Shadow Lane is woefully inadequate for anticipated residential and construction traffic. At today’s prices, the total cost of materials, delivery and grading is estimated at $22,000.00. (The closest gravel pit where we obtained the material in the past has shut down. This will affect the cost of future delivery.) There are currently no existing homes or homes in-process or traffic on these roads, so it would appear prudent to address this situation before there is, otherwise we may be put in the position of replacing those roads at substantial cost.
2.The road base on the Reba Court bridge will be replaced, and additional road base applied to the west of the bridge. The bid process for this work is currently underway and it is anticipated that the repairs will be completed by summer 2007.
3.The budgeted amount for general spot application of additional road base to replace that normally lost should be at least doubled to $6,000.
4.The General Reserve should include provision for bridge maintenance and repair.
All this is to say that to complete the continuing road and bridge maintenance properly the annual assessment may need to be increased at some future date, and that will require property owner approval. And, it matters not that you live on the ranch to obtain the benefit of proper maintenance. From personal experience, I can tell you that an improperly maintained gravel road has a material negative effect on the value of your investment.
Please ask your contractors to respect the 25 mph speed limit.

Lightning Does Strike at Eagle Ranch
Yes it does; just ask the Agers and the Swartwoods!
Ron and Nicole Swartwood, who live on Siegel Way, have experienced two lightning strikes at their house, both in the spring of 2003 shortly after they had moved in their new house. The first strike hit the attic of the garage and left roof trusses charred. Fortunately, they were home when the lightning hit. The second time lightening hit the house, just a couple of weeks after repairs had been completed, a surge came in on the electric lines and damaged several appliances. They installed a do-it-yourself lightning rod and have had no further problems at the house. However, at times they have had some problems with the electric fence for the horses and the underground fencing for the dogs.
On Sunday afternoon, June 25, 2006, around 4 p.m. lightning struck both Mike and Theresa Ager as they were working side-by-side on the construction of their home on Siegel Way. Theresa said her Grandmother used to say that lightning follows the draft – and it did happen! They were standing in front of the open garage door. Many of us were watching the storm that afternoon with no thought that we could have been in life-threatening danger ourselves.
In addition, in late August, 2006 many of us watched the smoke for several days and could sometimes see flames erupting when the winds fanned the Greenhorn fires, which were also started by a lightening strike.
The purpose of a lightning protection system is to control the passage of a lightning discharge in such a manner that prevents personal injury or property damage. The lightning is captured at a preferred point. Energy from the strike is then conducted safely to ground. The energy is then dissipated into a low impedance ground system, which will bond all grounding systems to a common plane. This will protect against surges on incoming power and data lines.
The internet has a wealth of information available on surge protection, including instructions for building your own lightning rods. You can search the various search engines available, I found Google.com had many companies that provided lightning protection services and equipment. You might also want to talk with your builder’s electrical engineer consultant prior to construction, if you are still in the planning mode.
