President’s Message:
We have had first snowfalls of the season (total 5 inches) and some rather bone-chilling temperatures. The lowest my thermometer read was -10, that is cold. However, as I write this we are having a spell of relatively mild weather – highs near 50 with abundant sunshine – a more seasonable scenario.
Here on Kaitlyn Drive, wild life abounds. There have been coyote chasing mule deer and mule deer chasing coyote. A monster mule deer buck, sporting a huge antler on his right side and no antler on his left side, was in the middle of this entire ruckus letting the does do all the defending.
The resident band of pronghorn (upwards of 50 to 60 head) has been on the ranch for several weeks. Several of this bunch serenely grazed about 75 yards from where I was doing some outside chores. (Guess they figured I was harmless.) Our neighbor down the road reports that he recently watched a bobcat get his/her morning meal.
We will have new neighbors (The Martin’s) across the road from us shortly. We give them a hearty welcome. The season’s best to one and all.

Trail Access:
The ability to access the trail within the St. Charles River Estates (SCREPOA) common area was heavily promoted by the developer (Red Creek Ranch) in marketing parcels located in the Eagle Ranch development.
We have been advised by the SCREPOA that their liability insurance carrier will cancel their policy if parties other than member of the SCREPOA are specifically authorized to access their trail. As of the time this is written we are exploring several avenues of approach in trying to reach common agreement that would be in the best interest of members of both property owners associations.
We will keep you advised as to resolution of this matter. In the meantime, your comments would be appreciated.
Pueblo County Adopts "Dark Sky" Ordinance: The Pueblo County Commissioners approved the county "Dark Sky" ordinance at their meeting August 16, 2005. For more information, contact the Pueblo County Commissioners or Pueblo County Planning and Development.

As I look at the landscape, things are changing quickly. I thought you might enjoy a quick summary of visible building activity. (We have 107 lots with 102 owners.) By my count we have 20 homes at or near completion.
Reba Court – 1 home completed
Kaitlyn Drive – 2 homes completed; 1 home in process and 2 lots with outbuildings
Nolan Road – 2 homes completed and 2 lots with outbuildings
Siegel Way – This is where it is happening!
7 homes finished or near completion; 1 lot has a building in process, and 1 lot has a garage/outbuilding
Shadow Lane, Madison and Jessie – no construction visible at this time.
Eagle Ranch Road – 5 homes completed and 1 lot with outbuildings
Little Burnt Mill Road – 1 house completed and 1 lot with 2 buildings
Burnt Mill Road – 1 log home in process with large red barn

As is evident above, the total projected expenses for 2006 exceed projected income. Accordingly, the Board will consider an increase in the common assessment to, tentatively $200 (the maximum amount currently applicable) from $150, to be effective January 1, 2007, subject to ratification of the proposed budget to be sent to ERPOA members in April 2006. (Reference Covenants Sections 8.5, 8.6 and 8.7) We would greatly appreciate your comments. Please submit prior to April 1, 2006.
