Eagle Ranch Property Owners Association Annual Meeting,
held on June 27, 2009, at the VFW Hall in Pueblo West

The meeting was opened by president Tom Ossner at 11:51 am
1. NOTE: - Tom pointed out that there are not enough voting members or proxies present to make up a quorum for this annual meeting. A quorum would consist of 20% of the 107 ERPOA lots, equalling 22 voting members. The 14 votes from above fall far short of that quoram. Therefore this meeting can not be used to make any decisions concerning ERPOA business.
It can only be considered as an informational meeting.
2. Disclosure statement – The statement, although read by the secretary, will not be part of this informational meeting.
3. Treasurer’s Report - Cathi Scriven handed out (copy attached), and gave an explanation of the treasurer’s report. The total amount in our ERPOA budget is $51,977.04. Cathy also pointed out the numbers of dues still owed for 2008 and 2009, as well as special assessments for 2008. The 2009 special assessment is not due until November, 2009.
4. Road and Bridge Report – Alan Lucus, ERPOA vice president and head of the Road & Bridge Committee, as well as Tom and Cathy made comments about the inspection of all 3 bridges by Paragon Bridge Works, from Greely, which was done earlier this year. Their proposal to repair all three bridges at once would cost us the same amount as repairing two bridges individually. This would be like getting one bridge repaired for free. They were very knowledgeable and professional in their inspection and subsequent proposal.
The status of Shadow Lane was reported by Tom, as needing attention, once the bridges get repaired. Tom also mentioned that no road base was added this spring, because all 3 bridges will have to be scraped, before repairs can begin, and that bridge road base will be distributed on to the roads. Reba Court will not need any road base at all. The Reba Court bridge does have drainage problems, which will have to be addressed, before bridge repair can begin there.
5. Budget – The budget was passed 24 to 2, in the mail-in ballot, and as Tom pointed out in this meeting, details were mentioned in the newsletter.
Weed spraying details were explained by Tom.
6. Fire Report – Ken Simpson reported on the status of fire protection for the homes currently existing on Eagle Ranch. Ken was contacted last year by GCC (cement factory) about getting together with them and 6 or 7 other subdivisions, to discuss the fire protection in this part of Pueblo County. Details of Ken’s report can be obtained from him ((719)676-2964), but the bottom line is that at this point in time, there is no protection available to any of the homes on Eagle Ranch.
7. Road & Bridge Committee – Tom wants volunteers for this committee to be selected at our annual property owners meeting. The volunteers for this coming year will be Ken Simpson, Dan Tobin, and Vernon Wood, with Alan Lucas being the committee chairman.
8. Nature Trail – Cathi found a document stating that Eagle Ranch lot owners do have access rights to the nature trail, located on the St Charles River Estates subdivision. At this point, we have not paid any monies to St. Charles for using their trail.
